Studio Andreas Lechner develops a building theory after the new-build paradigm. Our work uses typology, drawing and transformation as architectural instruments through which existing buildings, peripheral everyday structures and seemingly banal types become legible as cultural, spatial and ecological resources. Beyond his practice, Andreas lectures and teaches internationally and leads the research group Counterintuitive Typologies, supported by the Austrian Research Promotion Agency (FFG).</description>

BAROQUE VILLAThis two-storey villa near Graz, dating back to at least the early 17th century, has profound historical ties to Stift Rein, the world's oldest active Cistercian monastery. The renovation, retrofitting and extension of the baroque villa at Stift Rein in Greater Graz was completed in 2013.

	Originally built as the residence of the secular stewards of the Cistercian Abbey of Rein, the villa’s floor plan has remained remarkably intact over the centuries, offering a rare glimpse into the spatial organisation of the late Renaissance and early Baroque. Around 1900, two Viennese families converted the property into a summer retreat, while caretakers began occupying the two western ground-floor rooms.




        &#38;nbsp;Published: Subtilitas Magazine, 2016The renovation focused on upgrading the heating, electrical, and sanitary systems, while carefully restoring the original vaulted and timber beam ceilings, historic plaster finishes, stucco details, doors, and locks. Poorly executed and dilapidated 20th-century alterations—such as window insertions, balconies, partition walls, and sanitary units—were removed in favour of reinstating the villa’s historic character.
Replacing a separate stair entrance, a new timber-frame annex was added to the west side, housing a guest apartment with bedroom and bathroom. Beneath this portion of the house, the vaulted cellar rises approximately one metre above the level of the other floors. The annex connects at this height, while externally bridging the difference in elevation caused by the site’s slope. Clad in grey larch, the addition stands in deliberate contrast to the villa’s lime-washed stone and brick masonry, whose infills, relieving arches, and construction joints now also reveal aspects of the building’s technical history. The triangular pergola-like terrace adapts to the position of the shade-giving plum trees, creating a sheltered space for living and gathering at the threshold between house and garden.

CORNER BLDG

This architectural intervention in Gratkorn—a town shaped by its hybrid industrial-agricultural identity on the northern periphery of Graz—transforms and extends a modest interwar-era corner building. Completed in 2023, the project responds sensitively to both the scale and material culture of its immediate context. Through a process of adaptive reuse and measured extension, the former commercial premises has been reimagined as a new civic address and informal “third place,” contributing to the revitalization of a latent urban node within the suburban fabric of Greater Graz.&#38;nbsp;

&#38;nbsp; &#38;nbsp; In a municipality shaped by the imposing presence of a two-square-kilometer paper mill employing nearly 2,000 people, the extension offers a counterpoint: a human-scaled, finely textured structure that revitalizes the urban grain. At the intersection of two principal streets, the reconfigured building now acts as a spatial keystone.&#38;nbsp;
The design approach is grounded in architectural cotinuity and civic renewal. Rather than imposing a radical departure, the extension builds upon the typological DNA of Gratkorn’s built environment. The project carefully negotiates the constraints of zoning and property lines through a skewed, articulated ground floor and a stepped upper level. This deliberate staggering not only accommodates legal boundaries but introduces volumetric rhythm to the corner plot. The new corner element functions as a pars pro toto—a concentrated architectural gesture that encapsulates the whole. At the point of intersection between the two floors, a nuanced interplay of materials, colors, geometries, and surface treatments emerges. This layered articulation fosters a dialogue between old and new, public and private, solid and void. The façade shifts in tone and tactility, reflecting both the rugged industrial logic and the nuanced material vernacular of the area.Internally, the building houses a flexible program combining gastronomy, retail, and service functions. These spaces are distributed across two newly added, multi-purpose halls that activate the ground and first floors, fostering a seamless interface between commercial activity and everyday life. The result is a third place—an alternative to the anonymous, car-dominated environments of strip malls and retail parks prevalent in the region. By cultivating density, accessibility, and publicness at the micro-urban scale, the project acts as a catalyst for social and spatial cohesion. Ultimately, our conversion is not only a respectful rehabilitation of an existing structure, but nuanced reinterpretation of local identity through architectural means.&#38;nbsp;</description>

For a mid-sized steel construction firm north of Graz, the building consolidates three fully autonomous office units within a single, clearly articulated volume. It is conceived as an assemblage of three interlocking rectangular blocks: two form an L-shaped base that shields the ground floor from the street, while a third volume cantilevers above, marking the entrance and forming a sheltered forecourt. The building anchors the corner condition of the site, defining its edge while drawing internal circulation toward a shared, court-like center.

Internally, subtle shifts in level articulate open-plan workspaces, generously proportioned meeting areas, and continuous views across the surrounding semi-rural landscape. A landscaped perimeter mediates between building and terrain, with a planting concept by Marie Theres Stabinger that softens the transition from industrial premises to the adjacent agricultural edge.

The façade dispenses with conventional window articulation, reinforcing the building’s horizontal emphasis through calibrated shifts in volume and material. Closed end walls are clad in trapezoidal stainless-steel shingles; street-facing elevations in aluminium panels; the cantilevered upper volume in horizontal corrugated aluminium; and the courtyard façades in vertical corrugations. Together, these elements draw on and abstract the material vocabulary of both the client’s steel construction practice and the surrounding industrial premises.

Hovering between the domestic allusion of Villa Dall’ava’s destabilised pilotis, the insertion of a garden enclave within an industrial yard, and a measured hint of glitz within a peri-urban mosaic of former farmsteads and post-war single-family houses, the building positions itself as a deliberately understated yet playful intervention. It operates largely as an energy self-sufficient structure, reinforcing its autonomy within this heterogeneous context.

By probing the relationship between utilitarian construction, typological autonomy, and landscape mediation, the project frames the periphery as a productive field for contemporary architecture. Neither fully industrial nor overtly representational, it occupies a critical middle ground—balancing functional rationality with a calibrated degree of self-awareness.

Excerpt from jury report:&#38;nbsp;

“The project introduces a clear and strong strategy of evaluating the area as a promising future, a new model for peripheral areas which suffer from an overall lack of structural qualities, are characterized by a diffused landscape and an absolute absence of identity. The idea is to develop a characeristic new spatial setting which we could see as a „productive landscape“ entering a specific dialogue with buildings: being a significant, large-scaled object each building provides a specific programme which is strongly linked to the productive landscape, using and shaping its qualities. At the same time these specific buildings share the same PV active skin, thus introducing a serial mode of sequential appearances along the longitudinal development of the landscape: the heterogeneity of the area meets the homeogeneity of the skin, provoking an attractive tension between similarity and difference. The Mur river as the one identifying element thus finds its correspondence in the overall study area which – territorially – develops to a new species, an interesting pilot-model for suburban areas where landscape closely intertwines with large scale production, integrating agricultural, industrial, an recreational uses. Although the large scale of the project does not seem to respect the context of the fragmented ownership structures, the strategy clearly addresses the pattern of the parcels creating different „fields“ of intervention in which the specific programmatic scenarios can take place. The suggested programs range from agricultural animal farms to recreational drive- in buildings. The jury discusses the apropriateness of size and programme in relation to the demands of an intelligent urban strategy. Parts of the jury do not see any viable strategy behind the seductive images which tell about the poetic relationship between landscape and object. Another part of the jury exactly sees in the configuration of large scale developments in synergy with an open landscape a very high strategic potential: by providing a concept for a very strong identity, issues such as traffic infrastructure, interdisciplinary synergies, programmatical appropriateness and landscape development are secondary structures whose further development can be easily negotiated and adapted in the future process without loosing the quality of the concept.”
